This is advertised as affordable living but it is NOT! When you call to get information the manager PHIL STOWERS will NOT tell you the rent is $700 a month.

He will tell you the cost of a mobile home and will show pictures of mobile homes on nice plots of land but DON'Tbe fooled. This is a MONEY PIT that you don't want to fall into. The mobiles are spaced tighly together without consideration of a view of any value. The decks face the backs of other mobiles and it is very difficult to drive through the park and FORGET about trying to park a van or any medium sized car or truck.

The lots are TINY. The mobiles are so PACKED TOGETHER that you can forget about any privacy.

The lake is DIRTY and the houses are difficult to sell once you buy them so you will have to sell low or walk away because the greedy owner is intent on charging high rental rates so you are STUCK. BUYER BEWARE YOU DON'T WANT TO BUY HERE GO ELESWHERE ANd FAST!!!

I am one of those owners who has been going through a rough time financially and want to sell my home to get out of here. But, they are trying to evict me, after filing for Bankruptcy, and stated if I do sell my home, I will have to move it, at $70,000, and also pay them the back rent, which I do not have at this time.

Their rent is now at $1,050.00 a month and all I want to do is get out of here and move closer to my family, but they just don't care. They know how hard it has been for me since my divorce and how I have been doing everything I can to pay my rent, but it also goes on deaf ears, so I will be homeless during the holidays and that scares me.

They charge $809 per month for HOA. It is ridiculous, I am an investor who owned two units in that community and do not walk but RUN from that community.

The salesman there is a slimy used car salesman and dealing with him resulted in the loss of thousands of dollars. He is a liar and once they have you under contract they ignore you. It is a beautiful community but the silly, unjustifiable HOA and lies have got to stop. I recently sold my two units and broke even.

I initially was supposed to profit around 15k, but lies and manipulation really destroyed my potential earnings with these two properties. To top it off they charge you $3,000 to sell your unit. How is this legal? My units sold for 15K and 21K.

That is over 12% commission. Nothing short of fraud.

Anyhow boy am I glad to be out of there. Me and 3 other tenants are filing a formal complaint.

We love Pine Lakes but the Rent is going to be astronomical very fast! The club house and pool are great! People are friendly.

Hometown America who is the current owner of the property is doing the same thing as the previous owner, the rent is not 809.00 per month for what a clubhouse, pool and spa really and the sales team twists the truth on how it works while lining their pockets with profit. The management team on the property are making good money while the owners of the homes are losing their nest egg.

This place may have changed hands but it's still the same ***.

These reviews are helpful. My wife and I are moving to Arizona next year.

We looked at homes online that were for sale, then drove through Pine Lakes.

We liked the setting, with the hills and trees, but we didn't know the inside info. Thank you for the warnings!

Well, there have been a lot of comments posted during the last couple of weeks. Most of them have been out of anger and frustration.

Not that some of the statements made are not true, they are but, what are all of you as a community prepared to do about it?

The Rental Agreement you all signed is naturally written to favor the Landlord. However, everyone gets all excited everytime there is a rent increase, they all scream and yell for a couple of weeks and then the defeatist attitued kicks back in and nothing is done about it!

Either stick together this time (because they have made this time and for years, some serious mistakes) or stop your foolishness!

I HAD TO WALK AWAY FROM MY HOME IN PINE LAKES BECAUSE I COULD NOT SELL IT DUE TO THE YEARLY RENT INCREASES. I understand what the above comment by "Bruce" is about, if it were that simple. I understand about inflation, and the business people who do want to make a profit, as they should! What I don't understand is why your thinking could be so narrow, and why you can,t see the bigger picture with this problem that is so discriminatory.

A letter that was sent to AAMHO said it all. The author put some thought into the problem, and is not afraid of retaliation as is obvious by some comments I have been reading.. This is a direct quote from his letter.

"The owners of Pine Lakes have pursued policies that result in the confiscation of homeowners' properties. They have done this in two ways:

(1) They set rents that are so high that potential buyers of our homes demand abysmally low sales prices because of their fear of current and future rent increases, and

(2) They bringing in new homes which they sell at prices way below the market for similar homes in the Prescott area.

The Park Owners are willing to sell their homes at cost, or below, because they make up their losses with the monthly rent assessments on the homes they sell. These policies cause all of our home values to tank. In fact, some homeowners in the Park could not find any buyers at all and were forced to abandon their homes; which the Park gladly confiscated and then sold for a tidy profit plus the ongoing monthly rental income. To put it bluntly, the Park Owners are stealing our homes or else greatly degrading the value of our homes.

In the Pine Lakes rent increase letter dated, September 26, 2012, the Owner's agent states that the rent increase is "substantially lower than the current real inflation rate..." This is an invalid comparison. Most of the Park's residents are on a fixed income which is not adjusted for the real inflation rate, so each year the resident's buying power is actually reduced because of inflation. In addition to the losses due to inflation, the Park then assesses additional financial burdens through their rent increases. Finally, over the years, the bills mount up until the homeowners have to abandon their properties and the Park Owners confiscate their homes.

All Pine Lake Park residents should seriously consider taking a stand to protest these policies and to protect our property values."

Pine Lakes is no different than any other business. Run to make a profit. Not a social service organization that will adjust your rent based on your income. Rent raises have generally followed inflation, as have most other expenses.

Houses here aren't selling well. But they aren't selling well throughout the country.

Think that management here won't listen to your pleas about costs? Try appealing to a bank when you can't pay your mortgage. No difference here. Welcome to the world of capitalism. :eek

All that said, I feel like we're getting value for our rent. The houses are inexpensive compared to buying one, which also means no big closing costs and junk fees and monthly interest for a typical mortgage. $500/year in personal property tax on the house, compared to thousands of dollars if you owned your own.

Contrary to other posters, I think the management maintains the place well. It's clean, neat, and quiet here, with a nice pool, hot tub, and club house.

As for salesman Phil, negative comments about him are just mean spirited. He is a very nice man and competent salesman.

You can't find a more beautiful setting anywhere in the Prescott area. Up against the national forest, hiking trails, trees throughout the park. Yet four miles from the center of a beautiful town.

The rent increases in 1 year add up to more than $100,000 in additional income for the owner. Has their cost gone up that much in 1 year - REALLY??

I find it hard to believe that expenses went up that much this past year, given that maintenance costs must have gone down since maintenance is almost non-existent in the park. I realize this is a business for them BUT....

there are two types of business owners - those with moral values and those without. I think we know what type of owners Pine Lakes has.

I don't think it's just the different % of increase or the $ amount. It is the variance between the two. Why should some get a 4.6% increase and others a 2.35%. Why should some residents get a $37 increase per month and others $12 or $15. Either increase everyone's rent the same percentage rate or the same dollar amount. STOP picking and choosing!

I have heard from other residents management/sales have stated there are differing rent structures for different home sizes (single or double wide). Oops, they don't own the homes, how can they use them as a comparison. If anyone pulls out a single wide they put a double wide in that same space and jack up the rent.

It's wrong and there will be a way to stop it. All of the residents have to stop being affraid of retaliation and fight these rent increases.

we sold our home on westgate and we were paying 664.00 and 1 month later it was raised to 690.00 and now we have to pay 717.07 at the first of the year, that is two jumps in a very short time. If we had known this was going to happen we would have looked else where to live.

The corp has everyone by the tail and doesn\'t care how much it hurts. You have single people (women) with 1 income how in the *** are they to make it.

What the corp is doing is a disgrace. There is not much more to say except I feel sorry for all of usw.

Pine Lakes in Prescott hires and retains employees that have been charged with drug and alcohol related crimes.

The manager discriminates in how she applies the rules and regulations. They are applied by whether she likes someone or does not like someone.

The California owner is greedy. The rents have been raised every year during this downturn and the have been raised more that the cost of living index that the Feds publish.

The rent increase percentages are not the same for everyone. They appear to AGAIN pick and choose who will get large increases and who will get small increases.

Even though they market to a senior crowd they appear to only be concerned about the bottom line and are VERY slow to resolve saftty concerns if at all.
